Cost Plus a Fee Contract
The Lombard Company is brought in early during the design phase to work with the client and the architect to develop budgets and cost various options. The Lombard Company works with a client and architect to assess the client’s needs and, as a team, implements a construction program to meet the client’s requirements. Final plans are completed and the project is completed on an “open book” basis.
Design/Build
Design/Build is a construction process which utilizes a team approach for project delivery. The team consists of the owner, general contractor, architect/designer and the major subcontractors. The design/build team provides the owner with a coordinated single source of responsibility and accountability for the entire project. As with any team, the members will work together to achieve style, quality, function and efficiency throughout the entire design and construction process.

Competitive Bid/Lump Sum Approach
The Lombard Company prepares a fixed lump sum bid from the plans prepared by the client’s architect/design firm.
The Lombard Company has the capabilities to self-perform selective demolition, concrete, carpentry and architectural precast concrete work under all of the above approaches.
Construction Management
The Lombard Company is selected during the design phase to collaborate with the owner and design team on scheduling, costs, materials selections, etc. The project is bid out in multiple bid packages with the contracts directly between the owner and trade contractors.
